The Planning and Zoning Committee heard two agenda items relating to a sign variance for Verizon Wireless and a change to the proposed development (PD) in Murphy Medical Center at the most recent meeting.
A change to planned development 08-11-771 was requested to place a childcare center behind the new Allergy & Asthma Center at 615 W. FM. 544. The proposed changes went beyond the type of usage to substantial changes to the buildings appearance. According to city staff the proposed changes were as follows: Building elevations - the proposed red brick elevation is a departure from the earth-tone brick and limestone exteriors of the front two office buildings. Roof materials - allow the use of asphalt shingles. The PD requires a Spanish tile roof. Allow mechanical equipment to be mounted on the roof. The PD prohibits rooftop mechanical equipment. Parking - follow zoning regulations, Section 30.07.036 for day care use. Since the PD was setup for office uses, it requires a parking ratio of one space per 200 square feet of gross floor area for all tenants. Zoning regulations require one parking space per ten pupils, plus one space per teacher. Allow external lighting at the rear of the building at required building exits. Building code requires lighting at each required exit door. The committee decided not to amend the planned development to allow childcare as an approved use at this location or any of the building material changes.
Barnett Signs made an application on behalf of Verizon wireless for a variance to Murphy’s sign ordinance. The current ordinance allows for two attached signs, the application was for three to allow for east facing and west facing signs on the stand alone building. The building is part of the new Timber Ridge Center with the Verizon wireless located directly east of the Jason’s Deli. The application was denied, deemed not of a sufficient impact or value to override the recent implementation of the 2 attached sign rule.
